Our Strategy
Our funds will focus on two types of investment opportunities: (1) large tracts of land in the path of future growth and development; and (2) in-fill properties that currently are not functioning at their highest and best use.Path of Progress
We will capitalize on our relationships with major retailers and use our insight into their growth plans and site criteria in order to purchase land in their future path of progress. By using our in-depth market knowledge and proprietary market research, we create value by knowing where and what to buy, buying ahead of the demand, rezoning, adding infrastructure, sub-dividing larger tracts, and eventually selling at increased values. It is our current intention to hold each property for a period of approximately three to seven years as we allow the market to mature.
In-fill Properties
We will capitalize on our significant experience and strong understanding of the local market to buy income producing properties that are not currently operating at their highest and best use or are functionally obsolete. We create value by knowing where and what to buy, often buying what others are not pursuing because we are able to envision the property utilized in a different manner. After buying the property we will develop a concept plan, rezone, add infrastructure, and, over time, reposition the property in the marketplace.
